Welcome to Backwoods Homestead LLC we try to keep this short and sweet for you since all we want is for you to enjoy your stay. Please let us know if anything is found damaged or if you just happen to break anything. Honesty is our best policy. We know things happen but our goal is to make sure everything stay in perfect working order. Damages can result into charges and we hope to not have to do that. Please do not harm, carve or hang anything on the trees.
Smoking
This is a smoke free facility! Any smoking that occurs needs to be done at the fire pit and butts disposed in the container designated for that. Any smoking inside building or on deck will result in $1000 fine. Any butts not properly disposed will result in $20 fine per butt.
Parking
Please do not park in the main driveway as it is a driveway for another property and also considered a FIRE LANE. Please park on the back side or way off to the side of the main driveway so you are past the markers in the driveway under the treehouse.
Fire Pit and FIRE Safety
There are smoke and carbon monoxide detectors Throughout the house and kept in good working order. No candles or open flames.
No fires outside of the fire pit are permitted other than the gas grill, and cook top stove. There is a special bucket for kindling to start fires please only use what is necessary. The rest of the pile is for your use. Please let us know if you need more. Do not put more wood in then level with the top of fire pit so it does not over heat. Do know put trash in fire pit as this is used for cooking.
Gas grill and cook top stove
Please use responsibly. In case of EMERGENCY there is a main shut off for the grill to the left of it on the outdoor kitchen and a backup inside the outdoor kitchen. You also can use the main shutoff at the propane tank under the stairs as well. There is fire extinguishers located on the post next to grill, next to French doors in kitchen that go out to the deck, and behind the TV in the master bedroom. There is a emergency ladder under the master bedroom bed incase of no other way out.
Please clean up all left over food to prevent unwanted wildlife big and small.
General Behaviors
The deck and stairway can be slippery when wet or cold we are not liable for any falls, spills, or accidents on or off of Backwoods Homestead LLC. No hanging or railing or climbing over, horseplay, ETC.
There is one security camera attached to the bottom of the tree house facing down the driveway as you come in so you can keep your privacy but still maintain security. There is a siren located next to the camera and if you hear it most likely that means severe weather is coming. If you feel endangered during severe weather you can go down to the lower house in the front under the concrete deck and call 570-336-0699 for further instructions.
This is a very secluded area far away from neighbors so feel free to make noise, crank some tunes and have a great time in a safe manner.
Heating and Cooling
There is underfloor heat installed and automated. The Thermostat in the hallway by the master bedroom controls the air temp for it however it is mostly controlled by floor temperature which is and can be controlled remotely if you happened to have issues with it.
There is a electric baseboard heater in the bathroom that is generally not on as it does not work well.
There is a mini split with a remote control on the right hand side of the French doors. It also can be controlled remotely if you need help.
The outdoor kitchen counter top and cabinet and surrounding ground is heated and can be turned on remotely for a $20 a day fee.
Cleanliness
Please make sure all trash is put into trash or recycling cans. If you need to take trash out there is a big can below the tree house next to the propane tank. Please make sure all dishes are clean and put away or last bit of dishes in the drain basket. There is a vacuum there if needed any major cleaning will result in a cleaning fee. Inside the bathroom the trees are living things and do shed bark, water, insects, leaves, birds, spiders, leaves in the fall. There will not be a cleaning fee for the natural occurring part of this tree house.
Septic and Plumbing
There is a regular septic tank hook up for sewage. No flushing anything down except toilet paper! No flushable wipes, paper towels, or feminine products at all. Result in failure to properly dispose such items will result in charges of a minimum $350 for first hour and $245 for every hour after that until problem is solved and any damages and or tank being pumped. There is a tankless water heater boiler, so you don’t have to worry about you bath not filling up enough or to cold. Take back to back showers as well.
Illegal activities and drug use is prohibited!
Pets, and unregistered guests are also prohibited. All visitors must be acknowledged by either calling or texting exception of delivery people.
Check in and check out times are based upon your reservation. we do this to try and give you as much time as possible.
